Damansara school: Facts and figures

I refer to Zakiah Koya's report, [#1]A school of thought - are we missing something?[/#] (Feb 3) from which I gather that:
1) SRJK (C) Damansara is sitting on a 0.8-acre land;
2) the land is worth RM20 million; and
3) if a 20-storey condominium is built on the land, the developer will make a cool RM360 million.
Based on the figures in the first two points above, the valuation of the land would be RM574 per sq ft. Vacant residential land in Damansara Heights is in the region of RM150-200 per sq ft whilst commercial land in the Golden Triangle can fetch about RM250-350 per sq ft.
Beats me how the school's land can be valued at RM574 per sq ft.
Regarding fact 3), existing regulations stipulate that a condo can only be built if the land area is more than one acre, it beats me how the condo can get the required approval if it is on a 0.8 acre-land.
Assuming the authorities looked the other way during the approval stage, the maximum number of units that can be squeezed into the 20-storey condo is 100.
To sell it for RM360 million alone would mean a whopping RM3.6 million selling price for each unit averaging 1,500 sq ft! To make a cool RM360 million profit, the units must sell way above RM3.6 million per unit.
While I enjoy your site for its spunky "government-bashing" derring-do, I hope that you can temper it with credibility. To do otherwise is to lower your site to the level of ... ugh! ... the mainstream papers.
